Hi, my name is Olivia. I’m with RestoreMasters, and we are here in North Liberty, Iowa at the Goose Lake Condominium Association. There’s over 200,000 square feet of roofing that we’re going to be completing as well as all of the siding and all of the guttering. Follow me. Let’s go check it out.
All right. We’re over here at the staging area for the project that we have going on right now. Now because of the nature of the complex, we have homeowners coming in and out, exiting their driveways, leaving the complex, we don’t want to interrupt their daily traffic. So we have all of the materials here in this area, so that it’s not blocking anybody from getting in and out. Now, because of the limited space that we have, we have our supplier that is replenishing our materials on a weekly basis as they’re being used. We chose the GAF Timberline shingle for this particular project. Now it’s an architectural shingle. It has a limited lifetime warranty on it. Now the great thing about these shingles is that for every 10 granules embedded into the shingle, there is one zinc and one copper granule. So that’s a total of 20% of zinc and copper that’s in these shingles that’s going to prevent mildew from growing, algae from growing, mold. It just keeps the shingle looking a lot cleaner over its lifespan. Now let’s go ahead and check out the job.
All right. We’re up here on the roof right now where they’re doing the install. All of the old shingles have been torn off, and we’re beginning to replace the shingles. Now, one of the things about a roof installation that ensures the quality of the roofing system is the starter that’s run up the edges, which is what we do. We run starter all the way around the perimeter of the roof to ensure that there’s no wind uplift whatsoever. So one of the most important things about our roof installation is what goes under the shingles. Now, as you can see, we have here on the eaves, two rows of ice and water shield. Now what ice and water shield does is it protects from ice from damning up, up under the roof. Now, most contractors will only put one row of ice and water shield. What they don’t understand is that coding requirements say that the ice and water shield needs to go ahead and extend an additional 24 inches from the interior wall, which is about 18 inches from the eave edge. So we add that extra protection to ensure the quality of the roof.
So this is a strip of ice and water shield that you can see. The back is sticky, so that it adheres right down to the decking. I talked to you a little bit before about how we use that around all of the eaves. We also use it around all of the penetrations on the roof. So all of the vents, all of the valleys, they get a layer of ice and water shield just for an extra protection measure. On top of the ice and water shield, we go ahead and put down synthetic felt, which is much stronger and much more durable than just your standard 15, 30 pound tar paper. It lays a lot flatter on the roof and it’s also a lot more breathable.
The last thing that I want to show you before we hop down is the way we’re installing our shingles. You can see they’re adding a row of six nails per shingle. And what that does is it increases our wind warranty up to 130 miles per hour.
