We’re here at the Grand Bellagio, a luxury waterfront community here in Clearwater, Florida. We’re actually going to be doing the tile roofs, stucco, windows, everything here in this community. Here, let’s go check it out.

The project here at the Grand Bellagio started about three years ago after the hurricane. They were having extensive roof leaks, window leaks, the stucco was leaking. At that time, the Grand Bellagio started reaching out to contractors. After reaching out to all of our references and our manufacturers and our lot of the awards that we had won, including 2019 tile contractor of the year here in Florida, the choice was clear. Restore Masters was going to be the contractor of the project. And here we are today, working on the project.

Right here we have our AccuMix for the stucco. Actually got our concrete mixer over here. We’ve actually already finished the front, the two sides of all the stucco. We’re finishing up the back right now. Walk over here and take a look.

As you can see, we’ve got all the old stucco torn off, actually got our mesh up, we actually wrap in Tyvec first, then put a Jumbo Tex weather resistant barrier up, and then we put our mesh on and that’s whenever the first layer of stucco comes on. Here at the Grand Bellagio, we have very limited space for our materials, so here is one of our staging areas that we have for all of our dry in material. All right, over here, we have our Polystick TU Plus, which is designed for tile roofs. We actually have our ice and water shield we put in our valleys on our eaves, but let’s go up on the roof I can show you how it’s installed.

We currently have this roof in progress up here. Follow me up, let’s take a look. The reason we have this 80 foot articulating boom out here is so that when we cut into the roof to wall and put our flashings in, the stucco guys can use this to come out and do all the stucco work. As you can see, we’ve got the whole backside of this roof torn off, all the tiles in the trash, all the decking’s been replaced that need to be replaced and dried in with the high temp, Poly TU ice and water shield. So we got guys working on the front, tearing that off. Let’s go to take a look at what they’re doing.

Here at Restore Masters, when we do a roofing project, we do not accept any old roofers’ flashing work. So we take out all of their old flashing and put our new roof to wall flashing on every project. All right, here in Florida, we renail the decking every six inches to bring it up to hurricane standards. As you can see, there’s tons of breaks and chips, broken tiles, and look at all this lift. This is all over the roof. After hurricane Irma, they were getting calls from all their customers saying their roofs were leaking, having issues, and it’s been a long battle. They actually hired an attorney to get this roof approved, and here we are three and half years later redoing the roof. You guys saw the Quickrete, down in the staging area. With that’s for is the mortar that we put on the roof, all the hips, and the ridges to make sure that water doesn’t penetrate the roof system. The closest match we could get to the type of tile they had before we started this project was the Boral Barcelona 900, which comes with a limited lifetime warranty. With a brand new roof like this, the condominium will not have to worry for years and years to come.

Okay. To recap the job here at the Grand Bellagio, we’re doing all the roofs, the stucco, the windows, and that’s really not all we’re dealing with. We’re dealing with hundreds of property owners, safety, delivery of heavy equipment, nowhere to stage our materials, just tons of logistical issues.
