Hey, guys. Ryan here with the Palmetto Plantation behind me. Just wanted to give you guys a quick tour on how this project unfolded. Just follow me.

So the reason we’re here today is because the category five hurricane actually came smashing through here, ripping off the siding, bashing in the windows. The roof came off, the railing to the stairs around were all blown off. A lot of water intrusion got inside, got all over the drywall. The flooring was messed up. This building was completely devastated by the time we showed up.

Before we arrived here, there was a removal company that does water mit that had shown up to dry out the building to make sure there was zero water left in the building. They left the siding exposed. The windows were still exposed. Water was getting in there still every time it rained. And then when they went inside to do the real water removal and cut out the drywall, they would put their saws into the wall and cut down to cut it out. During that process, they were cutting up all the wiring to the lights and all the outlets.

And with more rain on the way, we had to act fast. We actually got our crews out here immediately. We dried in the siding. We dried out the windows so no water could get in there. We dried off the roof, tarped everything just to seal the building from further damages. Now follow me up top so I can show you some of the work that we completed up there.

So now that we’re up top, we’ll just go through a few of the details that we did up here. Beforehand, there was a Dutch lap siding, which is just your standard house you’ll see on the side there. So we upgraded them to a premium shake style vinyl siding, which is a much more modern look. And in this particular situation, the carrier paid for about 25% of the windows and doors to begin with.

We believe after a cat five hurricane came through that all of them were damaged. For us knowing code and knowing that a mile from the coastline, you have to have impact windows, went ahead and sent that code to them to get them to pay for the full amount to upgrade to impact windows and doors. Paid the full amount, which could be two to three times the cost of your standard windows and doors.

Moving on to the smaller details of this project, where we’ve repainted all the balconies, we repainted the stairs. The vinyl railing around the perimeter of the property was all redone. We replaced those with brand new soffits, and also the gutters were completely replaced as well. So the first steps we took when we went inside was to remove all the drywall and flooring from the unit, from the removal crew that came in and cut the wrong wires and messed everything up even worse. At that point where we brought in an electrician to come figure out what wire went where, to what light to what outlet.

Once the electrical had been figured out, we also noticed the plumbing had been cut up. So we hired a plumber to come check all the pipes and redo that. Once those two trades were completed, we had the drywall company come in and finish all the drywall to get these unit owners back into their homes. And so the last thing on this project is the roof where we installed 24 gauge snap lock standing seam roofing system for the high winds that come through here.

So to recap on this property, a cat five hurricane came through and destroyed this property. We rebuilt from the carports, to the siding, to the windows, to the roof, to the decking, to the railing, to the gutters, to the AC units, to the electrical, the plumbing, just about everything.
